| In summer 2004 we purchased a lot in Prescott Valley, AZ with a 1995 singlewide mobile home that most folks would have considered a 'pull off', & that was actually our original plan. After I paced inside & out a few more times, viewed the neighborhood more closely and compared the cost of a low end new doublewide mobile as opposed to refurbishing the existing home, I began to like the idea of fixing up the existing mobile.
I stood in the small living area & envisioned knocking out about 20 feet of wall & creating a step down addition which opened up into the large back yard. After a 'short sales pitch', I convinced Dave the idea could be a profitable one.
Part of what we needed was a loan & I found a bank that was not only willing to loan on singlewide homes, but on singlewide homes that were investment property! Previously this was an unheard of entity, or so I thought. (Since that point, we have continued to move forward with loans & refi loans with the same people, . (Tell her Candy sent you) When the home was finished we made a profit & provided a home in Prescott Valley for a family that was previously unable to buy. They provided a small down payment & are lease optioning the home for 3 years. After that time they will get new financing. Meanwhile 1 year later, in the same neighborhood about one block away is an older singlewide that is not is very good condition listed for $17,000 more than what we sold ours for. Below are some before & after pictures. My purpose in showing these is multifold. Never say never. Don't let nay sayers tell you mobiles or manufactured homes do not appreciate. Folks with not so perfect credit & not too much cash, can buy a home. Lastly, you can see what is possible with a little sweat equity.
